Project Description
SAI provided MEP retail and office shell building designs in four (4) phases for this large retail center.
- Location 1 was for 3 spaces in the same building totaling 64,000 sf
- Location 2 was for 3 different spaces in the same building as Location 1 totaling 60,000 sf
- Location 3 was 2 spaces in a different building totaling 37,000 sf
- Location 4 was for the ground floor shell retail space and core area totaling
- 21,000 sf and two floors of core and shell office space above totaling 42,000 sf, in the same building as phase 3.
More recently, SAI was asked to redesign the shell spaces for the building in Location 1. The previous building design assumed three potential retail tenants. Due to market conditions, the plan changed to accommodate two new tenants, one at 40,018 sf and a second at 16,828 sf. Further changes were made to the layout of the building including revising the location of the electrical and water utility rooms; revising the location of the CMU tenant demising wall; and column spacing adjustments. SAI was then contracted to complete the design for tenants going into those two new spaces:
Duluth Trading
This tenant houses the smaller portion of the redesign. Working within the architect’s design, SAI provided plans for landlord shell work for this retail tenant space. Design included minimal plumbing and electrical design to bring it to a warm dark shell.
Burlington Coat Factory
This tenant houses the larger portion of the redesign. SAI provided the tenant fit-out design based on tenant-supplied prototype drawings.
